COMMON RENTAL REQUIREMENTS
  • INCOME/EMPLOYMENT - GROSS household income of 3 times the rental rate, some will do NET income of 2.5 times. Some require a minimum of one year on the job. Self-employed may need to provide tax records in addition to other documents.

  • RENTAL HISTORY - Should reflect on-time payments. If renting from family/private owners, property managers may not accept verifications. Roommates may need to have lived together 1-2 years to be considered. Lack of rental history could result in being declined or a larger deposit required.

  • CREDIT - Varies, from minimum credit scores to scoring systems looking at your rental history, debt and income. Your credit report should reflect a clean history with no evictions, collections for utilities, and bankruptcies must be discharged. Student loans and medical collections are not always considered negative. Visit annualcreditreport.com to receive a free copy of any one or all of your three credit bureau reports, once per year. Visit experian.com for a free account with your FICO score. Note that CREDIT KARMA is not an accurate source of credit scores, it is only a guideline and your scores may be higher or lower when your credit report is viewed by a property manager. 

  • APPLICANTS - All adults 18 and older must apply. 

  • HOLDING PERIOD - From application approval, expect to move-in within 14-21 days.

  • DOCUMENTATION - Most will require copies of IDs, 30-60 days of paystubs, 1-3 months of complete bank statements, tax records (for self-employed), photos of pets. Application process can be online or via a standard application form.

COMMON DEPOSITS AND FEES

  • ​​APPLICATION FEES - Vary by property from $35-$150 per adult 18 and older and are NON-REFUNDABLE in most cases. Some companies offer a 'first come, first serve' application process, but most will accept multiple applications and select the most qualified applicant. Some require a 'holding deposit' with your application fee. This deposit is also NON-REFUNDABLE if your application is approved and you choose to not rent the property. If you do rent, the money is credited to your total deposit.

  • SECURITY DEPOSIT - At least one month of rent, but can be more, depending on credit and other factors.

  • PETS - Varies from $200-$1,000 or more, may be per pet and may be non-refundable. Additional monthly pet rent may be required.  Breed/size/quantity restrictions may apply. Service dogs/ESA animals are exempt from fees.

  • CLEANING -  $0-$1,000 or more, and may be a deposit or a non-refundable fee.

  • KEY - $0-$200 and may be a deposit or a non-refundable fee.

  • ADMINISTRATIVE FEES- May be required, ranging from $50-$250 and are non-refundable.

  • TRASH/SEWER - $35-60 month, in addition to rent.

  • UTILITIES - Power, gas, water, cable, satellite, internet, phone, trash and sewer paid by tenant in most cases.

  • SOLAR FEES - Flat monthly fee or based on usage, in addition to your reduced power bill.

  • LANDSCAPING - Tenant may pay and maintain, or it may be in addition to rent.

  • POOL SERVICE - Tenant may pay and maintain, or it may be in addition to rent.

  • ASSOCIATION FEES - Paid by owner/landlord in most cases

  • RENTER'S INSURANCE - Often required and you can obtain rental insurance either from the property manager or through your insurance carrier.

  • TECHNOLOGY/BENEFITS PACKAGE FEES - Some properties may have an additional monthly fee for smart home technology, air filter replacement or other items.
